Complete the required application and authorization forms and submit them through your property manager, association, or directly to us by email.

Pay your required screening fee securely through our Payment Portal. Select the screening option that applies to your application and complete your payment online.

Additional Information

Why Is There a Screening Fee?

Our screening service goes beyond a simple online background search. Each application involves a comprehensive review process designed to provide property managers, homeowners associations, condominium associations, and other residential communities with reliable information to assist in their applicant review process.

The screening fee helps cover the complete cost of processing an application — not simply the cost of retrieving a single background report.

Comprehensive Credit & Background Screening

Depending on the requirements of the property or association, screening may include a combination of:

  • Comprehensive credit screening

  • Criminal background screening

  • Identity and applicant information verification

  • Public-record searches

  • Address and identifying-information review

  • Review of available screening information

  • Additional verification required by the requesting property or association

Rather than relying solely on a basic criminal-record database, our screening process is intended to provide a broader and more complete assessment of an applicant.

Professional Processing

The screening fee includes administrative work involved in processing applications accurately and consistently, including reviewing submitted information, resolving incomplete or conflicting information when necessary, and coordinating screening results with the appropriate management company or association.

Secure Handling of Sensitive Information

Applicant screening involves highly sensitive personal and financial information.

Maintaining secure systems, appropriate privacy safeguards, professional business insurance, technology infrastructure, and responsible data-handling procedures is an important part of providing a professional screening service.

Third-Party Screening & Data Costs

Comprehensive credit and background screening requires access to professional third-party reporting services and data sources.

These services charge screening and report fees for each individual applicant. For applications involving two adults, separate screening information must generally be obtained and processed for each person.

Compliance & Business Infrastructure

Professional applicant screening also involves costs associated with maintaining the systems and procedures necessary to operate responsibly within the housing-screening industry.

This includes ongoing expenses related to:

  • Screening providers and reporting services

  • Secure technology and data protection

  • Business insurance

  • Record management

  • Compliance procedures

  • Payment-processing costs

  • Ongoing business operations

More Than a Basic Background Check

Low-cost background-check websites may provide only limited database information.

Our service is designed specifically for residential applicant screening and provides a more comprehensive process suitable for property managers, HOAs, condominium associations, and professionally managed communities.

The application fee reflects the entire screening and processing service, not simply the wholesale cost of obtaining a background report.
